12,000 London Homes

PlaceShapers’ 15 London members plan to build 12,000 homes in the capital by 2022, using community roots to unlock hard-to-tackle sites.

This week 30 new homes got the go-ahead in Hammersmith and Fulham – the fourth most expensive borough in the capital. Shepherds Bush Housing Group will build 18 homes for truly affordable rent and 12 for shared ownership. Within the development in Fulham, converting an old office, it will also provide a new base for a local charity supporting disabled people.

PlaceShapers are a national network of more than 100 community focused housing associations. London-based Placeshapers have built almost 9,000 homes in the last five years, increasing their collective number of homes by more than 10%.

They recently welcomed the Mayor of London’s draft Housing Strategy, encouraged by his ambitions to tackle the capital’s housing crisis and to provide all Londoners with decent and affordable homes.

Chair of PlaceShapers Sinéad Butters, said: “We have a track record of building homes which really respond to what’s needed locally. This is important everywhere but in London, affordable homes for local people are crucial.  We strongly agree with the Mayor’s 35% minimum affordable housing target for specific London Housing Zones, in which a number our members operate. We believe we will have a key role in building new affordable homes, making the most of small sites and our local expertise.

“We particularly welcome funding in the strategy, in the form of £3.15bn for affordable housing investment, through to 2021. Our members are excited about the Strategy’s emphasis on diversification, which we hope will see a greater role for smaller community-based providers and developers wanting to build much needed homes in their local areas.”

PlaceShapers members build individually but seven are members of two consortia which pool resources and expertise to build homes. The consortia are Connected (Shepherds Bush Housing Group, Octavia and Origin) and the North River Alliance (which includes Islington and Shoreditch Housing Association, Gateway, Christian Action Enfield and Tower Hamlets Community Housing)) – both have exceeded building targets identified as part of previous GLA funding.

We Build shows how PlaceShapers across the country are planning to build 152,000 more homes by 2027, we’re almost doubling its own housebuilding output.
